Investment property: claim this, not that
Short answer
For an investment property you can generally claim loan interest, council rates and land tax, agent fees, and repairs and maintenance. Since 1 July 2017 most investors cannot claim travel to their residential rental. Fixing damage that was there when you bought is a capital cost, not an instant deduction, and capital works are generally 2.5% a year over 40 years (some 4%).
